Under Instructions from the Clarence Preston Will Trustees, we are looking to find a development partner to promote a strategic opportunity at Downlands Farm, to Wealden District Council, for residential/mixed use development.

The land is circa 81 Hectares (c201 acres) of mixed woodland, scrub and open grassland and lies between the A22 Uckfield bypass and Uckfield Town. The A22, London Road and Snatts Road encloses the majority of the site, with a smaller area of land to the west of the A22 called ‘Thirty Acre Wood’.

• Brighton 18 miles, East Grinstead 15 miles, Royal Tunbridge Wells 16 miles.

Previous Promotion: The site was originally promoted for a predominantly residential development scheme (750 homes and 100,000 sq ft of employment uses) with an application in 2006, refused by WDC and a subsequent Appeal by public inquiry heard in 2008 and dismissed in 2009. The same inquiry considered two other competing sites in Uckfield and dismissed them all. The promotion agreement expired some years ago.
