• The location of the land on the western edge of Thornbury means the site is well placed, to deliver a significant residential led development scheme benefiting from existing key local services and existing employment.

• The site has road frontage to the Oldbury Lane, benefits from nearby main services and has good access to the centre of Thornbury.

• The initial promotion process for the site has commenced with inclusion in the recent ‘Call for Sites’ and representations have been made to the Local Plan 2020

Planning Overview

South Gloucestershire Council are currently developing a new Local Plan, aiming for adoption by 2023. South Gloucestershire Council is also part of the West of England Combined Authority (WECA), together with Bath & North East Somerset and Bristol. During November, WECA published an online survey to consult on a Spatial Development Strategy (SDS) across the three Districts (and North Somerset Council) and there will be a further statutory consultation on a draft plan during late 2021. The SDS strategic policies will form part of the development plan alongside the Local Plan and Neighbourhood Plans in place in South Gloucestershire.

South Gloucestershire has recently released its ‘Phase 1 Issues and Approaches consultation’ document which is the first step in preparing a new plan called Local Plan 2020, which is intended to shape housing development through until 2038. The Issues and Approaches consultation runs until 1 March 2021.

The Authority have identified potential ‘buildings blocks’ which will eventually define the locations for housing development in South Gloucestershire. Building block 3 looks at growth around three chosen market towns in South Gloucestershire (Yate, Chipping Sodbury and Thornbury). The potential for sustainable housing growth beyond the existing settlement boundaries around Thornbury will be a key factor for future housing growth for the district.
